  • Are you licensed?

    Yes, I am a licensed real estate broker in the Commonwealth of Virginia.

  • Can you put money directly into my account?

    Yes! In fact, direct payment is our preferred method of paying our owners.
    We provide methods for our tenants to pay online and 99% enjoy and use that option.

  • Do I get to see the Lease or sign it?

    All of our leases are signed by a licensed agent on your behalf, electronically. Once ratified, the lease is automatically placed in your owner portal to access at any time. 

  • What is your typical response time to emails, phone calls and texts?

    We are proud of our 48 hour response policy. All of our staff have a direct cell on them during business hours. We promise to follow up with your communication on the same day or the following business day. This consistent practice is what makes us different from many other property managers. 

  • Do you all work with Real Estate agents in case I want to sell my home or purchase another investment property?

    Absolutely! We are a sister company with Mission Realty and we work alongside a team of dedicated agents every day. We would be happy to refer you to an agent that is a good fit for your needs. 

  • Are your contractors licensed, insured and bonded?

    Yes, we require our contractors to provide proof of their certificate of insurance, licensure and bond. 

  • Do you require your tenants to have renters insurance?

    Yes, we encourage our tenants to provide proof of their own active renters insurance policy. If they do not, we enroll them in our Landlord Liability Insurance program that protects the owner. 

  • Where do you market your properties?

    Our marketing software syndicates our rental listings to hundreds of websites, including Zillow, Trulia, Rentals.com, Apartments.com, etc. We also use software that tracks data on lead interest, showings, feedback and more. 

  • What areas of Richmond do you service?

    We service Richmond Metro and the Greater Richmond Area, including Petersburg, Hopewell, Powhatan, Goochland, Ashland and New Kent. 

  • Why should I use a property manager instead of managing myself?

    The primary benefits of a property manager are not just saving time and providing convenience. Property managers are experts in liability reduction practices, legal contracts, negotiation skills, market trends and conflict resolution between tenants and owners.
